One of our priorities is to make sure your property is leased to responsible tenants so each candidate’s rental history is verified for reliability.
Screening correctly also means making 100% sure you do not violate any National or Local discrimination laws and are in compliance with Fair Housing. These laws vary from region to region and are updated every year, as a Landlord if unknowingly violate one, it will cost you.
We want to protect your property from risk, so our screening process includes conducting thorough criminal background checks on each candidate to determine if there is any documented criminal activity on an applicant’s record.
Past performance is a strong indicator of future results that's why we partner with TransUnion to check the FICO credit score of potential tenants to determine whether they are capable of making payments on time.
The reality is, most tenants come with a 4-legged friend and its important that we screen those too to make sure each pet is a great fit for each home and that we manage. We use and independent 3rd party to verify all Emotional Support Animals (ESAs) and pet that resides in one of our properties.
A past eviction could be an indicator that a candidate is not a reliable tenant. We check each tenant’s history to determine whether they’ll be faithful to make payments on time.
We make sure to verify a each tenant's current employment status because it’s critical in deciding whether they can responsible to pay rent on time.
Applicants must provide a full picture of their financial health including Payroll (W2) Income, Independent Contractor (1099) Income, 2 Years of Tax Returns, Average Monthly Bank Balances, Pension, Retirement and disability income.
It is concerning when a candidate has records of foreclosure, so we make sure to investigate this when considering a tenant for your property.
