We Know Northern Virginia
Northern Virginia, or as its lovingly referred to, NOVA, is the geographic suburb of Washington D.C. in the northern part of Virginia. NOVA used to be considered as the suburban area "inside the beltway" or the radius that is drawn from that Interstate 495 that creates a circle around the upper portion of Virginia. Over the years, NOVA has grown, not only in terms of population, but in its geographically area as well. This can be attributed to the growth of the area as a whole to work, live and raise a family. Although its true boundaries are amorphous, NOVA now stretches as far west as Warrenton, as far north as Leesburg, and as far south as Fredericksburg.
The region offers numerous cities with Virginia’s famous small-town charm, yet it also possesses the pulsating energy of Washington D.C. You’ll find conservative communities adjacent to liberal campuses and expansive shopping centers just miles away from charming rural main streets.
NOVA is considered by many to be the heartbeat of the Washington metropolitan area. The 2020 Census recorded nearly 3.2 million residents, which accounts for over one-third of Virginia’s total population, making it the most populous region of Virginia. NOVA also includes three of the wealthiest ten counties in the U.S. as measured by median household income, according to the 2019 American Community Survey.
With its proximity to the Nation's Capitol, NOVA is truly a great place to call home and boasts one of the Nation's best job markets, a thriving and robust economy.
Location of Northern Virginia
Northern Virginia is not incorporated and has no clearly defined boundaries. It is generally regarded to include the counties of Arlington, Fairfax, Loudoun, Stafford, and Prince William and the independent cities of Alexandria, Fairfax, Fredericksburg, Falls Church Manassas, and Manassas Park. If you live in Virginia and commute into Washington D.C., the chances are good you’re living in an area most would refer to as NOVA.
While the Census Bureau categorizes Virginia as part of “the South,” only about 60% of American-born northern Virginians were born in southern states. About 21% were born in the Northeast, 12% in the Midwest, and 7% in the west.
Demographics and Affluence
NOVA not only has the highest median income of any region in Virginia, it’s also the most racially and ethnically diverse. NOVA residents include vast numbers of Koreans, Latinos, Chinese, Vietnamese, Nigerians, Pakistanis, Kenyans, Filipinos, and Indians. There are vast Korean communities in Annandale, Chantilly, and other pockets of Fairfax County. In addition, Arlington County is home to a thriving Vietnamese community and the largest Bolivian community in the U.S.
NOVA is not only known for its diversity, but also its relative affluence. Stafford County tops the list of only seven counties in America where black households earn more than white families. Of counties or cities in the U.S. having median household incomes above $100,000, the top two are located in Northern Virginia and contain over half of the region’s population.
NOVA is home to Virginia’s largest public university – George Mason University in Fairfax. The school operates four campuses in Virginia – Fairfax, Arlington, Front Royal, and Prince William.
Other higher education institutions include Northern Virginia Community College (also known as NOVA) in Annandale, the University of Mary Washington in Fredericksburg, Patrick Henry College in western Loudoun County, and Marymount University in north Arlington.
Like any populated area, traffic can get heavy at times. But, Northern Virginia offers many ways to get around its cities and nearby areas, including:
- Virginia Railway Express – Operating since 1992, the Virginia Railway Express provides commuter railway service from the Northern Virginia Suburbs to Washington D.C.
- Arlington Transit- ART is Arlington County’s fixed-route bus system that operates within the 26 square miles of Arlington County, Virginia. Its service connects the city neighborhoods with the nearby Metro Stations and Shirlington Bus Transit Station.
- Loudoun County Transit- Operates 50 commuter buses that run during peak AM and PM hours. The county also provides local fixed-route bus service from Leesburg.
- Fairfax Connector- A public bus service provided by Fairfax County, Virginia. Service began in 1984 and covers over 180 square miles.
- Alexandria Transit Company Dash- Provides local bus service within the city of Alexandria and connects with the Metrobus, Metrorail, Virginia Railway Express, and all local bus systems.
Despite low inventory, the NOVA housing market remains extremely active and is projected to continue on that path. Home prices are expected to continue increasing, which along with higher interest rates, may somewhat curtail the number of potential buyers while increasing the number of renters.
Experts also predict that though many people left cities during the pandemic, housing demand will shift back toward urban areas. Offices continue to reopen, and employers like Amazon continue to expand into Northern Virginia.

The list of things to do in NOVA is endless. Trips into nearby D.C. are a given, but there are many attractions in Northern Virginia to enjoy, including:
