    Gainesville is located in western Prince William County and is 35 miles away from Washington D.C. via I-66. It sits on Lake Manassas, which has over 22 miles of shoreline and provides many residents on the south side of town with magnificent waterfront views. Gainesville is conveniently situated at the intersection of highways 55 and 29.

     

    Population and Demographics

    According to the U.S. Census, the population of Gainesville grew over 50% from 2010 to 2020, growing from 11,481 in 2010 to 17,287 in 2020. Current estimates in 2022 put the number of residents just shy of 20,000.

     The average household income in Gainesville is $153,000. The median rental costs are approximately $2,000 per month, and the town’s median age is 34.7 years.

    Over 55% of adults in Gainesville have earned a Bachelor’s or Graduate Degree.

    Area History

     Gainesville was once a changing point for stagecoach horses on the Fauquier & Alexandria Turnpike. In 1752, Thomas Jefferson reached the area, and the stop became Gainesville. It was a shipping point for grain and timber, and remained a major cattle shipping point into the early 1960s. 

    During the American Civil War, nearby Thoroughfare Gap in the Bull Run Mountains served as a path for soldiers to reach the First and Second battles of Bull Run. 

    In 1994, the groundbreaking for Gainesville’s first townhome community began; it was named Crossroads. This marked the beginning of mass development for Gainesville.

    In 2006, the Virginia Department of Transportation (VDOT) began working on the Gainesville Interchange improvement project to ease the traffic in the rapidly growing Gainesville-Haymarket area. It was completed in 2015.

    A proposed Haymarket / Gainesville railway station extension for the Virginia Railway Express (VRE) was scheduled to open in 2022, connecting the region via commuter rail to Fairfax County, Manassas, and Washington, D.C. However, the project was voted down by the VRE Operations Board in favor of expanding services to the existing station in Broad Run.

    Conway Robinson State Forest: The Conway Robinson State Forest is a beautiful forest amid the most developed urban/suburban area in Virginia. The 444 acres of pine plantation, mixed pine, and old-growth hardwoods that comprise the CRS make it one of the most extensive tracts of undeveloped land owned by the Commonwealth in Northern Virginia. 

    And with more than two million people living within 30 miles of this State Forest, its importance as a research and educational tool demonstrating the value of forests to the community is sure to increase. Many people come to walk, hike, mountain bike or ride horses on the Forest’s trails. Others come to learn about forest management or observe the birds, animals, and trees that thrive there.

     Home Prices and Trends

    In March 2022, Gainesville home prices were up 26.3% compared to last year, selling for a median price of $666,388. 

    On average, homes in Gainesville sell after 4 days on the market, the same amount of time as last year. There were 76 homes sold in March 2022, up from 72 in March 2021. Homes can sell for as much as 7% above the list price.
