Location of Ashburn
Ashburn is located in Loudoun County, Virginia. It’s situated thirty miles northwest of Washington, D.C., and is part of the Washington metropolitan area. Many of Ashburn’s working residents commute into D.C. or surrounding suburbs like Tysons Corner and Reston.
Travelers in and out of Ashburn find it easy to access, being just seven miles north of Dulles International Airport. Ashburn has a total land area of 15.30 square miles, and its average elevation is 295 feet above sea level.
Population and Demographics
The 2020 United States Census counted 46,349 residents of Ashburn. The median age in Ashburn is 39.3 years.
Ashburn’s average annual household income is $152,067, while the median household income sits at $132,582 per year. Residents aged 25 to 44 earn $134,738, while those between 45 and 64 years old have a median wage of $165,659. In contrast, people younger than 25 and those older than 65 earn less, at $64,288 and $85,441, respectively.
White-collar workers make up 92.52% of the working population in Ashburn, while blue-collar employees account for 7.48%. There are also 1,570 entrepreneurs in Ashburn (6.46% of the workforce); 16,630 workers employed in private companies (68.42%); and 4,148 people working in governmental institutions (17.07%).
Area History
Ashburn was originally called Farmwell, as well as Farmwell Station and Old Farmwell. It was named after a mansion nearby of this same name owned by a man named George Lee III. The name first appeared in his will dated October 1802, and in that will, it was used to define the 1,236-acre plantation that he inherited from Thomas Ludwell Lee II, his father.
On a section of the Farmwell plantation located west of the Ashburn Road, there is a 580-acre tract of land, which John Janney purchased in 1841 as his summer home. The buyer was a Quaker lawyer who almost became the Vice President of the U.S. He called the property he bought “Ashburn Farm,” and the name appeared first in writing in 1870, the year he sold his property. The man likely named his farm after the friends of his family that carry the name “Ashburn.”
Residential development began on Ashburn Farm in 1985, and by 1996 Ashburn was the headquarters of AOL and had become known as Data Center Alley. Today, 70% of the world’s Internet traffic flows through Ashburn and neighboring Sterling. Amazon operates 25 of the more than 70 data centers in Ashburn that cover over 10 million square feet.
Education
The Loudoun County Public School District operates public elementary, middle, and high schools in Ashburn. In addition to its many primary schools, Ashburn also has six private schools.
Students wishing to attend college as close to Ashburn as possible have almost entirely private institutions to choose from. Several of the closest schools offering undergraduate and graduate degree programs include:

Bike along the Washington and Old Dominion Trail. The Washington and Old Dominion Trail is a 45-mile (72 km) trail that stretches from the Shirlington area of Arlington County to Purcellville, Virginia. Finishing the trail means that you’ll have seen almost the entire state of Virginia. In addition, you can enjoy many nature and town tours along the trail as you explore with your friends and family members.
Spend an afternoon at Ashburn Park. This landmark is popular with families and tourists who want a simple day out in the sun. Ashburn Park is massive; it has its own trails and a stunning creek, perfect for picture taking and just relaxing. There are also kiddie playgrounds where kids can stop playing video games and enjoy the outdoors. There are also pavilions that are perfect for events and photoshoots.
Go shopping. Ashburn is home to many high-end retail complexes. Visit One Loudoun, Loudoun Station, and Brambleton Plaza, all of which feature a range of chic boutiques and designer homeware and fashion outlets.

In March 2022, Ashburn home prices were up 22.6% compared to last year, selling for a median price of $725,300. On average, homes in Ashburn sell after four days on the market.
