Find a Property
- Check our current property list below
- Once you find a place you like, look through the pictures and check out its 3D Tour
- Once you find a place you like, do some research on nearby amenities, schools, and most importantly determine what your daily commute to work would look like

Determine if you Qualify
- Gross household income (before taxes) must be greater than 3x monthly rent. Applicants with government housing vouchers will have the income to rent ratio based on the tenant portion of the rent to be paid.
- Eligibility to lease a specific property is adjudicated on the basis of the Applicant’s Debt/Income Ratio, Credit History, Employment History, and Property Rental/Ownership History. Your signature on the Application authorizes RentSimple to obtain information concerning these four eligibility factors. Credit scores under 550 will not be permitted.
- We only permit up to three (3) unrelated individuals (as determined by legal financial dependency, proof of tax documentation may also be required) to enter into a lease agreement together and/or occupy the same dwelling. Applications will not be processed until every applicant has filled out, e-signed, and paid for their application
- You cannot have any legal evictions or housing judgements within the last 7 years.
- You cannot be in the process of a bankruptcy.
- We are a pet friendly company, however, all applicants must fill out a pet application at after completion of the Pet application at https://rentsimplepm.petscreening.com

If you find a property you’re interested in on our property’s page, please select the blue ‘Schedule Viewing’ button. Please fill out your information, upload your government-issued photo ID, and schedule a viewing appointment.
Most of our properties are self-access showings. We will send you information on how to operate the lockbox. Our self-access showings are available 7 days a week 8:00 AM to 8:00 PM PST.

Apply for the Property
Get Your Documents Ready:
Income must be verified by either W-2s, two (2) Most Recent Paystubs, or, if self-employed, copies of the last two years of federal income tax returns. Copies of your last two Bank Account Statements must be attached to support your current bank balance
Application Fee :
A Non-refundable application fee of $60 per applicant is due for every person over the age of 18 that will reside in the property
Lease Start Date :
All of our properties require a move in date of no greater than 30 days from the date available. If multiple applications are received for a property, preference may be given to the approved applicant that can move in sooner
05.
48-Hour Processing Promise
- We will confirm your application has been received and is being processed. Please wait at least 2 business days from the time you provide us all the documentation to ask us questions on your application. After 48 hours, you will be contacted with an update or final decision.
- Be Ready! – If you’re approved, you must sign the lease sent via AdobeSign and pay the non-refundable deposit of one month’s rent within 24 hours.

Tip 1 : Contact Local Real Estate Agents
Local Realtors are a great resource and some are willing to help you find a rental property. Therefore, we recommend contacting a local real estate office in the area you are looking for a rental to see if any would be willing to show you some available rentals.
Tip 2 : Avoid Craigslist and Facebook
We strongly advise anyone looking for housing avoids searching for available rentals on Craigslist or Facebook. Scammers will often copy pictures from publicly available listings to disguise them as their own at a cheaper price and offer the property to you if you send a deposit electronically via Paypal, Zelle, or Crytpo. ALWAYS verify the listing is posted to multiple sources by checking out other trustworthy sites like Zillow, Trulia, and HotPads, which generally have verified property managers. If it sounds too good to be true, it usually is! Please check out our blog article on how to avoid rental scams.
Tip 3 : Stay Persistent
Check out reputable websites (like ours!) daily and if there is a feature available to get daily alerts sent to your email, sign up for it. Quality Rental Properties in Northern Virginia can go quickly so its important to stay focused and persistent!
