Our Rent-Ready Standards
In order to comply with Habitability Laws for Rental Properties in Virginia, including the Virginia Residential Landlord Tenant Act 55.1-1220, every property, at a minimum must meet the below requirements in order to be fully advertised by RentSimple and be considered “Rent-Ready”.

In order to comply with Habitability Laws for Rental Properties in Virginia, including the Virginia Residential Landlord Tenant Act 55.1-1220, every property, at a minimum must meet the below requirements in order to be fully advertised by RentSimple and be considered “Rent-Ready”.
Requirements:
- Home Professionally cleaned with a company that provides “Move-Out” Cleaning
- Carpet shall be professionally cleaned by a truck mount water extraction system (Carpet older than 7 years must be replaced)
- All interior paint shall be a neutral color approved by RentSimple
- All painted surfaces shall be fresh with no mis-match in finish. Touch-up areas and repainting must be done corner to corner
- No scuff marks present on trim or molding
- All bedroom windows and oher rooms where privacy is expected must have 2” faux wood blinds installed
- No personal property or items in the unit. This includes furniture, knickknacks, toiletries, shower curtains, Kleenex boxes, kitchen or bathroom items, soap dispenser, pictures, etc
- No lawn equipment left behind including mowers, tools, etc
- Garage floor swept clean
- No exterior decoration or personal items left on property
- Lawn should be freshly cut
- All Landscaping beds around the house must be mulched and free of weeds
- No exterior mildew on any surfaces
- Smoke detectors must be installed on each floor and one in each bedroom and must not be older than 10 years
- All light bulbs working and must match
- Doors and windows shall open & close smoothly and doorstops installed on all doors
- Bathroom caulking must be fresh and free of any mildew
- All mechanical components working as designed. Includes HVAC, plumbing and electrical systems, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, swamp coolers, gas fireplaces, water filtration systems, etc. If you provide an appliance it must work as designed
- All hand and safety railings secure
- Exterior window wells require covers
- Wood-burning fireplace(s), if operational, shall be clean of any debris and have a fireplace screen or heat-proof glass doors installed. If non-operational, the fireplace opening on the interior of the home shall be permanently sealed with an aesthetically pleasing material
- HVAC system to be in good operating condition, with a new filter installed (filter location marked with filter size written on furnace)
- All water shut off valves shall be tagged
